Leasing and Application
Applying at Abode at Alderwood is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.
To complete your application you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Administrative Fee
- Application fee per aApplicant
Applicants must have a combined household income of at least 3x the monthly rent. For example, for a $2399 townhome, a minimum income of $7,197 per month is required.
We accept:
- 60 days' most recent pay stubs
- Most recent year's tax filing. (self-employed)
- Official offer letter on employer letterhead
- Bank statements from the last 60 days
- Other: Retirement Statements
If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.
Short-term leases of 6 to 15 Months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.
We offer flexible lease terms ranging from 6 to 15 months. Current available terms include 7-15 months. Contact our leasing office for pricing by term length.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
On move-in day, you will use our self-guided move-in process or meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 48-72 hours.
Before moving out, please schedule a walkthrough, return all keys and garage remotes, and ensure the home and yard are in original condition. Deposit processed within 30 days per state law.
Yes, a security deposit is required at Abode at Alderwood. Please contact the leasing office for more information on the deposit.
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.
All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.

Abode at Alderwood offers 3 Bedroom townhomes ranging from approximately 1,647 SF to 1,918 SF. Visit to explore all layouts.
Our Monroe Home is a 3 bedroom 2.5 Bathroom (1,918 SF) double-car garage townhome. The Monroe homes are primarily end units. The Holden Home is a 3 Bedroom 2.5 Bathroom (1,647 SF) single-car garage townhome. Each home here at Abode will come with a fenced-in backyard. Visit for full layout details.
Absolutely -- we will do our best to show you your specific unit. We also offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready.

While our floorplans do not offer a dedicated room for a home office space or den, the square footage of our bedrooms and homes are large enough to accommodate your work-from-home needs.
Every home is professionally cleaned and inspected before move-in. Appliances and fixtures will be in like-new condition. Please complete your move-in inspection within 24-48 hours.
Absolutely! We will note your preferences -- Our homes offer several features to choose from. Some options include a corner lot, cul-de-sac, specific street, larger yard, private backyard views, and even unit color. Our team will do their best to match you.

Our leasing team will present you with comparable alternatives matching your preferences.
We will notify you approximately 90 days before your lease expiration with renewal options. To renew, you will have the opportunity to select from a range of leasing terms at which time our onsite Community Team will email your renewal agreement online to sign. Our onsite agents are happy to walk through the renewal process step-by-step should you need additional assistance or have questions regarding your renewal.
Utilities and Payments
Rent can be paid securely through our online Resident Portal using debit, credit, or ACH bank transfer, MoneyGram.
Rent is due on the 1st of each month. A late fee equivalent to 5% of your Base Rent will be applied if rent is not received by the 5th.
In addition to monthly rent, residents are responsible for utilities (billed based on usage and paid directly to the utility provider), Community Bundle, Google Fiber Internet, pet fees/rent if you have a pet.
We recommend setting up utilities at least 1 week before move-in:

- Gas: Enbridge
- Trash: Town of Apex
Internet is included as part of our lease with a monthly fee.
Internet service is available through Google Fiber.
Electricity is provided by Town of Apex. Contact them at (919)249-3311 or https://www.apexnc.org/159/Utility-Billing-Customer-Service. We recommend doing this at least 1 week before move-in.
Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday from 10 am to 5 pm and our 24/7 on-call team is available in the event of a maintenance emergency.

Standard requests are typically completed within 1-2 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

Personal grills are permitted in your private outdoor space -- maintain safe clearance from the structure. City Ordinances require personal grills to be at least 15 ft. away from your home during use.
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

Each home includes an attached single or double-car garage and private driveway. Additional guest/overflow parking is available throughout the community.
Parking is private to each home via your dedicated driveway and garage. Your home's parking is exclusively yours -- no separate reserved parking program.
Each home includes a single or double-car garage and driveway, accommodating up to four vehicles depending on size. Additional street parking is available first-come throughout the community.
Recycling is collected curbside every other Friday via the Recycling Bins at your home. Please follow posted guidelines.
Trash is collected curbside on Fridays. Bins should be placed at the curb by 7 am and returned to your property after pickup.
Packages are delivered directly to your front door / covered porch / package locker at the mail station.
Additional on-site storage is not currently offered.

Yes! Guests may use your driveway or overflow parking areas throughout the community. Please be mindful of neighbors and avoid blocking driveways or fire lanes.
Guests are welcome to stay for up to 4 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
